     The real estate market is going through a change. Higher mortgage rates are making buyers less active at the same time that more homes are being put on the market.
 
 
     You might not know that if you're n
ot working with an agent. The bad thing is this. You can't change your plan or expectations for today's market if you don't know what's going on. And that can cause a lot of mistakes that cost a lot of money.
 

     Here are some of the most common ones and how a real estate agent can help you stay away from them when you sell your home. 

 

Common Home Owner Mistakes


1. Pricing Your Home Too High


     It's because a lot of buyers set their asking price too high that there are more homes with price drops today. A price that is too high will turn away potential buyers, cause problems appraisal issues, and/or keep your house on the market longer. The National Association of Realtors (NAR) states:
 

     “Some sellers are pricing their homes higher than ever just because they can, but this may drive away serious buyers and result in unapproved appraisals . . .”
 
   Don't fall into this trap; work with a professional. To find the price that will get more people to buy your house, an agent looks at many factors, such as recent sales of similar homes, the state of your home, local market trends, and more. They then find the price that will have a higher chance to leading you to multiple offers and a faster sale.


 
2. Skipping the Small Stuff


   Don't just think that a buyer will be okay with you passing repair tasks on a buyer. Even small repairs can turn off potential buyers and lead to lower offers or requests for concessions. This is what Money Talks News says:
 
   “Home shoppers like to turn on lights, flush toilets and run the water. If these basic things don’t work, they may assume you’ve skipped other maintenance. Homes that appear neglected aren’t likely to fetch top price.”
 
   In order to get your house ready to sell, your agent is the person you should talk to. You can go through it with them and they'll point out anything you need to do before the camera comes into play.


 
3. Not Using an Objective Mind


   Buyers are having a hard time right now because home prices and mortgage rates are so high. When prices are higher, they may make you an offer that is lower than what you want, especially if you didn't properly market, stage, or price the house.
 
 Please don't take this personally. If you get too emotional, you might lose the sale. This is what a piece from Ramsey Solutions says:
 
 “Remember, a buyer’s offer is not a reflection of their opinion of your home or your housekeeping abilities. . . The sale of your home is strictly a business transaction. If they start out with a low offer, don’t take it personally and get emotional. Instead, channel that energy toward negotiating. Work with your agent and make a counteroffer.”


 
4. Not Using Proper Negotiation Skills


    There are more homes for sale now than in recent months. Buyers have more choices, which gives them more power in negotiations. If you're a seller, you might see more buyers today asking for help with closing costs, getting an inspection, or asking for repairs. You need to be ready to negotiate. This is what U.S. News Real Estate says:
 
   “If you've received an offer for your house that isn't quite what you'd hoped it would be, expect to negotiate . . . the only way to come to a successful deal is to make sure the buyer also feels like he or she benefits . . . consider offering to cover some of the buyer's closing costs or agree to a credit for a minor repair the inspector found.”
 
   You can discuss potential levers to pull (with your agent) based on your own goals, financial situation, and time frame.


 
5. Not Using a WI Real Estate Agent


   Did you notice anything? Working with an agent can help you avoid all of these mistakes. That means the worst thing you can do is try to sell your house without real estate agent on your team.
 
   Real estate agents know how to set prices, sell homes, negotiate, and much more! Knowing that makes the selling process go more smoothly, generally leads to more interest, and can get you a higher final price.
