Did YOU Ask Yourself These Questions Before Selling Your House?

Appleton WI house with question mark

Some homeowners don't want to sell because they have questions that they haven't been able to get answered. They are worried, though, a lot of the time because they don't know the truth. And if they talked to an agent about it, they'd see that many of their doubts aren't always a problem.

If not knowing what to do is stopping you, it's time to find out the truth. The information, tools, and processes that you deserve. Not only that, but you don't need to ask the questions because the data below will help answer them.

1. Should I Really Move Right Now With the Current Market Conditions?
You might want to wait to buy a new home if you already have one, because you don't want to sell it and get a higher interest rate loan on your next house purchase. However, moving might be a lot easier than you think. This is mainly because your home's value has most likely risen by quite a bit.

Take a look around your neighborhood. Is there someone in your area who just sold their house? Did you hear how much it sold for? Given the significant increase in home prices over the past few years, this number may come as a surprise. Lawrence Yun, Chief Economist at the National Association of Realtors (2024), says that the average renter has gained $147,000 in home value just in the last five years.

How important is that? When you sell, that can give you the money you need to make your next move. You will have a larger down payment and you may have enough funds for things like a rate buy down, needed or wanted repairs, upgrades, etc.

2. Can I Even Find Another Home That I Will Like?
This is likely on your mind because you remember how hard it was to find a place to live in the last few years. It's not as hard in today's market, though. Not only that, but Wizards of Real Estate has a proprietary system to help find you great off market properties if you can't find a listed home that you like!

The number of homes for sale on Realtor.com has grown—it's up almost 25% from this time last year (Speianu & Hale, 2025). See image below:

Inventory is still lower than it was before the pandemic, but it's gotten a lot better in the last year. It will grow even more this year, by 10 to 15%, which is great news (Hale et al., 2024; Simonsen & Simonsen, 2024). You now have more moving choices and the best chance in years to find a home you love.

3. Are There Still Enough Home Buyers Out There?
Last but not least, if you're afraid that no one is buying because rates and prices are where they are now, the following data may help. Even though there weren't as many home sales as there would have been in a normal market, the National Association of Realtors (2024)) says that 4.24 million houses were still sold, which does not include new homes...And it is thought that number will go up in 2025. But this is what it looks like if we only match the number of homes that sold last year.

There are 365 days in a year, which means that 11,616 homes sell every day.
There are 24 hours in a day, so 484 homes are sold every hour.
8 homes are sold each minute.

Take a look at that. Eight homes sold in the time it took you to read this. This should convince you that the market isn't frozen in time. A lot of people buy homes every day, and they want ones like yours.

To Sum It Up
I have the answers to your questions when you're ready to talk about what's on your mind. Also, tell me: what's stopping you from making your move right now?
